What is Awaab’s Law?

Awaab’s law came into force in October 2025, with further changes to come in November 2026 under Phase 2.

Current legislation requires social housing landlords to investigate and remedy mould and damp problems within social housing. Failure to comply could lead to significant financial penalties.

 

    Landlord’s Obligations Under Awaab’s Law

    Awaab’s Law placed obligations on social housing landlords, including:

    • Investigating reports of damp or mould issues within 10 working days
    • Provide residents with a written summary of the investigation’s findings
    • Make the property safe for residents within 5 working days, using temporary measures if necessary
    • Begin longer-term remedial works within a reasonable period
    • For emergencies, the landlord must investigate and repair within 24 hours
    • Provide alternative accommodation when works cannot be completed in the specified timeframes.

    From October 2026, Awaab’s Law will extend to private landlords via the Renters’ Rights Act (2025).

    One of the biggest causes of damp and mould is condensation. Condensation occurs with warm, moisture-laden air meets cold surfaces such as walls and ceilings. Excess, or repeated condensation, allows mould to grow and spread.
